Renovation project management in Dulwich

Project management in Dulwich is familiar ground for us. In our Dulwich Edwardian house, we treated the damp, installed full central heating and combined three small rooms into one family kitchen, all as one managed project. We appoint trusted contractors, agree scope, programme and price, visit site regularly and handle procurement and suppliers on your behalf. We make sure Estate and planning conditions are followed, and stay with the job through snagging, handover and styling. Before work starts, we agree the scope, programme and budget, with a realistic contingency for an older house. During the build, we visit site regularly, send clear updates and bring decisions to you in good time so the trades are never left waiting. We can manage our own designs or drawings you already have.

Homes in Dulwich

Period houses here often need more than first appears: damp treatment, new heating, rewiring or structural repairs uncovered once work begins. Terraced streets mean party walls, permit parking and skips that need licences. The Dulwich Estate may set conditions on approved works. We plan for all of this, so the build runs to programme. A full renovation is often the moment to add a downstairs WC, as we did in the Edwardian house. We keep the neighbours informed too.

Local knowledge

Planning and local notes

Dulwich straddles Southwark and Lambeth, and includes the Dulwich Village, Dulwich Wood and Sunray Estate conservation areas. Many homes are also on the Dulwich Estate, whose Scheme of Management, approved by the High Court in 1974, needs separate prior approval for changes to the outside of a property, significant garden changes and work to trees. That approval is in addition to council planning, so we check both early.

FAQs

Questions we're asked

Can you manage a full renovation of an older house?

Yes. Our Dulwich Edwardian house was a full renovation, including damp treatment and new central heating, managed from start to finish.

Do you follow Dulwich Estate conditions during the build?

Yes. Where the Estate has approved works with conditions, such as materials or details, we make sure the contractor follows them.

Can you work with our own builder?

Yes, and we have done so before. In most cases we prefer to work with trades we have used before, because we can vouch for the quality of their work — but if you already have a builder you trust, we're happy to work with them.

How often do you visit site during a project?

Depending on the project, we visit site at least three times a week, using our expertise to check both the accuracy of the work against the construction drawings and the quality of the workmanship, keeping you informed with regular updates throughout.
